Tennant Qualifications & Standards

Keib Capital Property Group seeks high-quality residents who are clean, considerate, respectful, and financially responsible. Our application process includes a comprehensive list of action items to evaluate our applicants and ensure they meet our screening criteria. Our company will contact all previous employers and landlords for references. This enables us to confirm whether the applicant makes sufficient income to afford the apartment, sends consistent timely rent payments in full, and maintains their homes with care.

Qualification Standards Required from Each Prospective Tenant

  • An applicant's total monthly household income (combined with roommates) must be equal to, or greater than, 3x the applicable monthly rent. Applicants may be required to verify their employment and substantiate their income with written proof such as pay stubs or bank statements. Applicants must be currently employed and show a history of dependable employment.

  • Credit score must be a minimum of 600. We conduct background checks for any applicant over the age of 18.

    The absence of a credit file shall not adversely affect any applicant; however, the applicant may be asked to provide a qualified lease guarantor. A lease guarantor must exhibit creditworthiness and the ability to satisfy the rental obligation in the event of default.

  • Applicants MUST be non-smokers. Smoking is strictly prohibited at all Keib Capital properties.

  • Occupancy is limited to 2 residents per bedroom.

  • Once an applicant is approved, all parties will execute a lease. Tenants must supply all required move-in funds, including security deposit equal to one month’s rent, first month’s rent, and any other applicable fees. All utilities for which the tenant will be responsible must be transferred into the tenant's name prior to move-in. Lastly, per the executed lease, all tenants must furnish proof of renters insurance listing Keib Capital Property Group LLC as an additional insured.
